Europe’s capital
Brussels is not only the capital of Belgium but also the capital of Europe. The so-called Brussels capital region has a population of around 1.2 million. Over 1,000 international organisations are headquartered in Brussels. The city also hosts the most important EU institutions and the headquarters of NATO.
Brussels stands for a vibrant urban lifestyle with its famous Grote Markt square framed by magnificent historic buildings with a multitude of street cafés. This is a place of business, politics and culture, with a wide range of chocolate shops offering Belgium’s world-renowned pralines. The dense network of buses, trams and underground lines covers the entire city area. There are 180 reasonably-priced bike rental stations operated under the name Villo!. The city is surrounded by a well-developed motorway network. Three large railway stations ensure swift Thalys, ICE and TGV connections to France and Germany and Eurostar connections to London. The international airport is approx. 15 km from the city centre. The commercial harbour is connected with Antwerp and from there the North Sea.
Belgian GDP is just under €44,000 per capita, which is well above the EU average of around €30,000. On a European comparison, the Brussels office property market is above-average for the size of the city with a total stock of around 14 million m². This is primarily due to the many international institutions, which have located in the city. The average take-up over the last five years is just under 400,000 m². The vacancy rate is around 8%, but is half that level in the CBD area where Marnix is located. The highest rents achieved are €26.25/m²/month.

Centrally located in the CBD
The Marnix building complex occupies a prime business location in the CBD, right next to the inner ring road between the city centre and the Leopold district. This is home to the Belgian parliament building, the EU, embassies, banks, European Commission buildings, law firms and other business services providers.
There is a range of shops, restaurants and cafés within a short walk including convenience stores and places for the Marnix tenants to spend a pleasant lunch break. The nearby Parc de Bruxelles is the place to go for those in need of relaxation and fresh air.
Marnix is characterised by its superb location. The metro station Porte de Namur and a multitude of bus routes are right outside the door. There is quick and easy access to the underground garage via the inner ring road. Opposite the property is one of the many bike hire stations operated by Villo! And the nearest taxi rank is not far away too.
All important super-regional transport hubs such as the airport and railway stations are within a 20 minute journey from the property.
